Terms and Conditions
There are no other fees or hidden costs beyond the quoted rental fee and HST tax.
Failure to comply with any of the above undertaking will result in the forfeit of part or all of the security deposit and rental rate. As between the renter and the owner, the renter shall be solely responsible for all damages caused, or long distance charges incurred regardless of who in the renter's parties caused the damages or incurred the charges and regardless of how or why such damages or charges were incurred.
Your rental period begins at 4 PM on the first day of your rental. Please plan to arrive at or after that time.We make every effort to have your accommodations ready at 4 PM. However—especially during the high season—there are occasional delays that arise from cleaning the property if previous guests leave the same day. In these rare cases, we appreciate your patience and suggest that you have alternate plans available between 4 and 4:30 PM.DepartureTimesDuring the high- and mid-season, departure time is 11:00 AM on the last day of your rental period. Because we have new guests arriving later that day and the property must be cleaned, we cannot accommodate late departures. If guests leave late, and, as a result, the subsequent guests are not able to enter the property on time, a fee equivalent to a day’s rental will be charged to the departing guests.
Payment is best sent by Interac e-Transfer with no additional charges. Paypal is also an option, however there is a 4% additional surcharge for their service. Canadian and US checks are accepted, but must arrive at least 45 days prior to your arrival.
Deposit To Reserve
Your dates will be held on reserve when we receive a minimum of 30% deposit. The deposit becomes your security/damage deposit upon payment of the full rental fee and will be returned to you after the departure inspection. Payment of the remaining balance, is required 30 days in advance.
Return of Security Deposit
If you have complied with our Rental Agreement, we do not hold back any part of the security deposit for normal cleaning. It is your responsibility to advise us of any and all damage or broken items as soon as they occur. Major damage is assessed and deducted from the deposit (rare). If there is extensive cleaning required, we will deduct a nominal fee (usually $100) for this service. Any other outstanding balances after the rental date will be deducted from the security deposit. Deposits are returned within 2-4 days of a departure.
What We Provide
- All bedding, linens, towels.- Full use of cottage, all appliances and utensils, dishes etc.- Firewood for the fireplace or fire pit, propane for BBQs.- Our resident stock of herbs, spices and condiments to supplement your cookingneeds.- Our water is clean and fine for drinking.- In winter, we arrange to have the driveway plowed regularly as needed.
Note: Any locked rooms or doors on the property are considered to be out-of-boundsWhat You Should bring
- Anything you plan to use up: food, snacks, drinks, etc.- Personal items: shampoo, toothpaste, swimwear, sunscreen, insect repellant,etc.-Detailed directions and maps to ensure you can locate our place.
Cancellations and Refund
In the event that you are forced to cancel your plans and booking; First payment is non-refundable if cancelled less than 90 days before your arrival date. The full fee is returned if you cancel more than 90 days before arrival date. arrival.
Information Required by Us
We require complete home and work address and telephone information for the personacting on behalf of the group. For large groups we may request this for a second person as well. We will also need a phone number for an emergency contact or next-of-kin. At some point before the rental date, we may require a list of full names/numbers for everyone arriving (with ages when requested). This information is kept confidential and is only gathered for temporary reference purposes.
